Superintendent

Our client is seeking a Superintendent for their San Jose location. The Superintendent is responsible for the overall construction of all projects and should have superior knowledge of all aspects of commercial construction (ie site, concrete, structural, finishes, MEP, etc.). This includes but is not limited to, safety, scheduling, blueprint and project document understanding, application and regulations knowledge, subcontractor coordination, management of self-performed work and interaction with clients, architects, subcontractors and governmental officials.

The Superintendent will spend approximately 10% or less of their time in the office working on bids, training, and documentation. The Superintendent will be on jobsites 90% or more of the time, depending on the size of the project. The time spent on the jobsite will be to manage the project, coordinate labor and subcontractors and meet with clients, architects, and subcontractors. The Superintendent does not perform any physical labor on the jobsite; occassionally the Superintendent may give direction to a carpenter or laborer that could include some physical labor. This should be the exception rather than the rule.

The Superintendent reports to Management. The Superintendent will perform the overall job management of construction projects. This position has superior knowledge of construction practices and uses problem solving skills as they are needed to resolve jobsite conflicts.

This position must know how to prioritize numerous tasks and projects with multiple and shifting deadlines. The Superintendent must attend to details, collects, assimilates, prepares reports, and presents data to management. This position must manage critical and confidential information, difficult customers and situations with moderate to elevated levels of stress. The position must comfortably interact and build professional relationships with entry to executive level staff, subcontractors, and clients.

Material Ordering – Orders and coordinates delivers of materials

Manpower – Efficiently schedules all manpower

Budgets – Implements and manages construction budgets

Daily reports – Generates and reviews

Other duties as assigned

Qualifications:

To perform this job successfully, the Superintendent must be able to perform each essential duty satisfactorily.

The Superintendent requires a high school diploma and five – eight years overall construction experience, including one – three years superintendent experience.

Language ability – the ability to read, analyze, and interpret plans and specifications, construction contracts, general business periodicals, professional journals, technical procedures, or governmental regulations. Also required – the ability to write reports, business correspondence and procedure manuals as well as effectively present information and respond to questions from groups of managers, clients, architects/engineers and subcontractors.

Math ability – the ability to calculate common construction quantities such as percentages, area, circumference, and volume. Knowledge to apply concepts of basic algebra and geometry.

Computer skills – word, excel spreadsheets, scheduling software.

The Superintendent directly supervises employees in the field and carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. The responsibilities include interviewing, hiring recommendations, training employees, planning, assigning, and directing work.
